Lake Mac suburb named in NSW’s top housing boom list

You would be kicking yourself today if you’d had the opportunity to invest in Teralba years ago and didn’t take it. 

The Lake Macquarie suburb has been named number three in the list of NSW regional areas with the largest median house price growth over the past five years. 

The figures, released by REA Group’s PropTrack on Wednesday 31 May, show the trending township is worth another look at.

Homeowners and investors in the lakeside locale witnessed a 125% value increase since 2018. 

The average home in the 2284 postcode is now worth $900,000. 

Teralba’s population is set to soar as the suburb welcomes significant land development.

Named by the local Awabakal First Nations people, Teralba means the place where edible bush grows”. 

Its early industries included coal mining, gravel quarries and market gardens, before it became a stop on the Homebush to Waratah Railway line in 1887. 

Teralba is also the site of the first Lake Macquarie Shire Council meeting, held in Teralba Court House in 1906.

Today it is home to a large land sub-division known as Billys Lookout. 

The development sits on 70.9 hectares of land which, once completed, will include 531 new homes with around 1,000 residents. 

Teralba’s population has already jumped from 1,588 in 2016 to currently sit at almost 3,000.

Its housing value growth was only superseded by Jindabyne with a 148% increase in house price to $1.55 million, and Kingscliff which experienced a 130% increase to $1.13 million.

Featuring a little further down the list was the Hunter’s North Rothbury making it to number seven and witnessing a 108% growth from $415,000 to $800,000 over the past five years. 

When it comes to investing in units, Port Stephen’s idyllic holiday destination suburb Nelson Bay managed to once again draw attention to the Hunter region.

The beachside town came in at number eight with 71% growth, the median unit dwelling up from $284,000 to $685,000. 

Cessnock was right behind it at number nine with a median unit price growth of 68%, up from $200,000 to $495,000.
