Thousands of local homes fast-tracked in state housing push

More than 23,500 homes are set to be fast-tracked across Newcastle, following a major investment from the state government.

City of Newcastle (CN) will receive $250,000 for the acceleration of the placed-based master planning for its Transport Orientated Development precincts.

The investment is set to assist council in unlocking the housing supply by developing and updating residency and planning strategies to bring forward more diverse and affordable accommodation options.

The windfall’s being funnelled through round three of the Regional Housing Strategic Planning Fund, supporting the delivery of key reforms including the Transport Orientated Development program and the Low and Mid-Rise Housing Policy.

Both initiatives are aimed at boosting accommodation supply around train stations creating more diverse residential options.

In 2024, the NSW Government set new targets to rebalance housing delivery across the state, in which Newcastle received a five-year target of 11,100 homes.

Newcastle MP Tim Crakanthorp admitted it was fantastic news for the region.

“By supporting CN to accelerate master planning around key transport hubs, we’re making it easier to deliver more diverse, affordable housing close to jobs, services and public transport,” he explained.

The projects funded under this program will support the delivery of this target.

A state government spokesperson said more people were choosing to live in regional NSW, but homes had become more expensive and harder to find, so delivering more regional housing supply was vital.

Funding through the first two rounds of the Regional Housing Strategic Planning Fund allocated $6.88 million to 36 projects, delivering major outcomes such as the Laffing Waters Master Plan Precinct Contributions Plan in Bathurst, West Dapto Town Centres Master Planning in Wollongong, and the Tamworth Regional Housing Strategy.

Minister for Planning and Public Spaces Paul Scully said good planning unlocked opportunity.

“By investing in planning today, we’re helping councils deliver the homes, parks, transport connections, and infrastructure communities need, and making sure young people and families can continue to build their futures in the regions,” he added.

“Through this fund, we’re giving councils the tools to deliver better-designed, more liveable communities across regional NSW, close to transport, jobs, and essential services.”
