REAL ESTATE: Postcode offers more ‘bang for buck’ says agent

It’s high population turnover might be because of its proximity to the RAAF base, but Medowie is fast becoming a real estate magnet in its own right.

Home to large blocks, two fresh housing developments, and three newly-built retirement villages, the Port Stephens suburb is undergoing an economic boom.

After welcoming its first McDonald’s Restaurant, 24-hour gym and Chemist Warehouse this quarter, the township with a population of 9,500, will soon boast its own six-bay ambulance station, 7-Eleven service station, tavern, and commercial precinct comprising a retail, medical and childcare centre.

Curtis and Blair Real Estate managing director Jane Blair, who has lived in the area for more than 25 years, says Medowie is slowly coming into its own.

“It’s unrivaled in what it has to offer,” she says.

“We like to think of Medowie as the epicentre of the region. We’re 30 minutes from Nelson Bay, 30 minutes from Newcastle, and 30 minutes from Maitland.

“This is God’s country.”

Having raised her own six children in the area, Ms Blair knows first-hand Medowie’s rural appeal.

“It’s such an indemand area at the moment,” she said. “Everyone is craving more open space and we have that here.

“And with Sydney experiencing a mass exodus, I spend all day on the phone with potential buyers looking to capture that ‘rural feel’.

“It’s also about getting more ‘bang for your buck’ and you can do that in Medowie.”

Recent sales figures support her theory.

In September, property data and analytics provider CoreLogic reported Medowie’s total number of sales at 261, taking its annual median house price up 17.31% to $610,000.

“It’s hard to keep up,” Ms Blair said.

“Sales [figures] are rising on a week-to-week basis. 

“A property on the market is selling within seven days at the moment.”

Ms Blair says her agency’s recent property buyers have included up-sizers, down-sizers, returning locals and interstate couples wanting a tree change.

“There’s no real type, Medowie is honestly attracting a whole range of people and I can see why, I love it here.”
