Green light for 58 new homes as Northview Estate nears completion

Plans for the final stage of Northview Estate have been given the green light, with Muswellbrook Shire Council approving a residential subdivision that will deliver 58 new homes to the area. 

Councillors voted to support the 59-lot subdivision, which includes 35 standard residential blocks and 23 larger lots, with one additional sector set aside as a drainage reserve. 

Once complete, the development will help ease housing demand across Muswellbrook and the wider Upper Hunter.

The approval marks the remaining phases of the long-established Northview Estate, building on an existing master-planned community with roads, services and infrastructure already in place. 

The project will include new public roads and a crossing, along with extensions to Muswellbrook’s water, sewer and stormwater networks. 

A comprehensive stormwater and flood management system is also being installed to protect both new homes and neighbouring properties. 

Muswellbrook Shire mayor Jeff Drayton said the decision supported sensible growth in areas already well-serviced by existing infrastructure. 

“Importantly, these next stages are part of an existing, approved subdivision, building on a master-planned estate with roads, services and stages already in place and offering a diversity of housing,” he stated.

“Muswellbrook needs homes in the right places, with the right infrastructure and safeguards.

“By completing this urban release area, council is delivering housing where growth’s already planned.”

The development has received backing from the NSW Rural Fire Service, NSW Planning and Environment and the Subsidence Advisory Authority, with assessments covering fire, safety, flooding, water management and ground stability. 

The approval aligns with council’s Local Strategic Planning Statement, Local Environmental Plan and Development Control Plan, which aim to guide new housing to serviced areas while offering a mix of lot sizes to meet community needs. 

Development within an existing, approved estate ensures access to existing infrastructure while promoting council’s objectives for sustainable growth.
